Highpoint Towers - San Antonio, TX

In September 2024, PrivCap Holdings acquired the Highpoint Towers complex in San Antonio, Texas in a joint venture with Toronto based TD Asset Management. The property, comprising two 11-story office buildings totaling approximately 300,000 square feet, is strategically located at 8401 and 8415 Datapoint Drive, adjacent to the South Texas Medical Center. Recognizing the shifting dynamics in the office real estate market and the growing demand for residential units, PrivCap partnered with Triple Double Holdings to repurpose one of the towers into residential apartments. This adaptive reuse project aims to transform the largely vacant Highpoint One tower into a vibrant residential community, while Highpoint Two will continue to operate as an office building. The initiative aligns with broader trends in urban redevelopment, addressing both the oversupply of office space and the need for housing in the area. The San Antonio City Council approved the necessary zoning changes in March 2025, allowing for higher residential density and facilitating the project's progression.
