Three major projects proposed in Hollywood include apartments, Wawa, and retail

 

The project at 441 and Griffin Road in Hollywood would have apartments, a Wawa, a Wendy's and self-storage.

 

Developers recently proposed three major projects in Hollywood, with two of them on the U.S. 441/State Road 7 corridor that the city aims to revitalize.

 

One of those projects would bring the first Wawa gas station/convenience store to the city and build the first new apartment complex on 441 in many years.

 

All three projects will go before the city’s Technical Advisory Committee for staff comments on May 1. They would then require commission approval.

 

The largest proposal was 441 Roc, estimated at a cost of $48 million. The mixed-use project would go on the vacant 6.1-acre site at the northeast corner of 441 and Griffin Road. The property was acquired for $4.8 million in 2014 by LL Hart Development, an affiliate of Boca Raton-based PrivCap Cos.

 

PrivCap Cos. has partnered with Lon Tabatchnick, developer of the Margaritaville Hollywood Beach Resort, on 441 Roc.

 

“This is a great opportunity to kick start the 441 corridor, which is under renovations now with road improvements and complete streets,” Tabatchnick said.

Tabatchnick noted that the property is close to Florida’s Turnpike and Interstate 595. Plus the Seminole Hard Rock hotel and casino just south of there on 441 is set to expand with a new hotel.

 

The Roc 441 site plan consists of an 8-story apartment building with 180 units totaling 114,637 square feet of leasable space, a 6,119-square-foot Wawa with 16 fueling stations, a 2,562-square-foot Wendy’s restaurant, and a 25,950-square-foot self-storage facility. The apartment building would include a pool, amenity deck and parking garage. The site would have 352 parking spaces.

The apartments would range from 587 to 1,304 square feet, with an average unit size of 802 square feet. It would have seven studios, 117 one-bedroom units, 49 two-bedroom units and seven three-bedroom units. Each apartment would have a balcony.

 

“This brings what has been missing in that location,” said PrivCap CEO Donny Cohen. “With the redevelopment of 441, the expansion of the Hard Rock and Nova Southeastern University 3.5 miles away, apartments are a great asset to that location.”

 

Cohen said he picked the name 441 Roc because of the nearby Hard Rock.

International Design Engineering Architecture (IDEA) designed the 441 Roc. Attorney Wilson C. Atkinson III represents the developers.
